The
Section 8 Housing Choice Voucher Program
is a federally subsidized program
designed to assist low to moderate
income families with their housing
needs. Participant families typically
pay 30% of their adjusted income for
rent and utilities. The subsidy covers
the difference between the contract
rent and the family’s portion
of the payment.
The
Housing Choice Voucher Program is
funded through an Annual Contributions
Contract with the United States Department
of Housing and Urban Development.
The program subsidizes rent for units
in the private market. Wayne Metropolitan
Housing administers Housing Choice
Vouchers to over 800 Families in Wayne,
Ashland and Holmes Counties.
The
unit in which the family will reside
must be decent, safe and sanitary
and have a sufficient number of bedrooms
to adequately house the family. The
housing unit must pass a Housing Quality
Standards inspection prior to a contract
being executed.
The
Section 8 Housing Choice Voucher Program
operates off of a waiting list and
families must meet eligibility requirements
based on federal guidelines.
An
applicant family must initially meet

Rents are determined by the size of
the unit (number of bedrooms). The
U.S. Department of Housing and Urban
Development publishes “Fair
Market Rents” for each geographic
area annually for each size. A “Payment
Standard” is the maximum amount
of subsidy or rental assistance that
the Housing Authority can contribute
for a family’s housing needs.
That amount includes both rent and
utility costs. Payments standards
used by Wayne Metropolitan Housing
Authority are 100% of Fair Market
Rents. The following list shows both
Fair Market Rents and Payments Standards
for each size unit for each county
served (effective January 1, 2009):

to become a Section 8 Housing Choice Voucher Program Landlord and
Why
It
is just good business to meet the
needs of your community by providing
good affordable housing to families
– and there is guaranteed rental
income. You can bank on receiving
your Section 8 Housing Choice Voucher Program rent subsidy check
on time every month.
You
retain the right to screen and select
your own tenants, and you also retain
the right to manage your own property.
Upon
screening and approval of a tenant,
you and the tenant must complete the
Request for Tenancy Approval, Lead-Based
Paint and Inspection Request Forms.
This will allow the Housing Authority
to determine if the unit qualifies
for the tenant family.
You
can list your property on our “Available
Unit Listing” which is provided
to all applicants at the time they
receive their Voucher.
